FORT WORTH, TX, (April 18, 2011) – Crescent Real Estate Holdings LLC announced today that the company earned ENERGY STAR Leader status from U.S. Environmental Protection Agency. EPA recognized Crescent for achieving a 10 percent reduction in greenhouse gas emissions during 2010 across the company’s portfolio of ENERGY STAR rated office buildings.

Last year, EPA recognized Crescent as an ENERGY STAR Leader and Top Performer for outstanding energy performance. During 2009, Crescent’s Energy Star buildings ranked in the top 13 percent of similar U.S. energy efficient buildings, earning Top Performer status for strategic energy management.

According to EPA, ENERGY STAR Leaders manage energy strategically across an entire portfolio of buildings using EPA’s ENERGY STAR standardized measurement tool, Portfolio Manager, for tracking building energy use. These select organizations are recognized by EPA for meeting one of two energy efficiency improvement milestones. The first milestone requires a 10 percent improvement in energy performance across the entire building portfolio, and subsequent recognition is given for each ten percent improvement thereafter. The second, known as “top performer,” requires the buildings in an organization’s portfolio, on average, to perform in the top 25 percent of similar buildings nationwide. Crescent has met the EPA standards in 2009 and 2010.

Crescent strategically leveraged the ENERGY STAR performance efforts to demonstrate sustainable environmental performance and secure the U.S. Green Building Council’s (USGBC) Leadership in Energy and Environmental for Existing Buildings (LEED EB) certification. All of Crescent’s buildings are either LEED EB certified or registered for LEED certification. The company expects full LEED certification by the end of 2011, which will add 15 buildings in the Houston market to LEED certification status during 2011.

Crescent’s Post Oak Central office campus became the first in Houston to receive LEED EB Gold certification as an office campus on April 1, 2011. In addition to energy efficiency improvements and water conservation efforts, Post Oak Central’s design includes park-like areas, its own roadway system, easy access to major freeways and mass transportation options that add another layer of environmental sensitivity and convenience. Crescent’s 1 Houston Center and Fulbright Tower properties received LEED EB Gold certifications in August 2010. In February 2011, 9 Greenway Plaza received LEED EB Gold certification. Following these individual building certifications, Post Oak Central’s three 24-story buildings received campus-wide LEED EB Gold certification.

The Crescent properties work with building customers to reduce energy and water consumption and to reduce waste through recycling efforts. Post Oak Central’s customers recycle more than 122 tons of combined paper, plastic, aluminum and glass, as well as 16 tons of electronics through e-cycling each year. Greenway Plaza’s twice annual e-Cycle collection days have recycled or diverted more than 50 tons of electronic waste from landfills during the past 18 months. Greenway’s building recycling program collected 373 tons of paper, plastic and aluminum during 2010. Houston Center also conducts a recycling event annually. This year, in conjunction with Earth Day, Houston Center will hold a three-day recycling event expected to collect more than six tons of waste product.
