FORT WORTH, TX, (April 25, 2011) – Crescent Real Estate Holdings LLC announced today that its Post Oak Central office campus secured gold level certification for Leadership in Energy and Environmental Design for Existing Buildings (LEED EB). Post Oak Central is the first Houston area office campus to receive LEED EB Gold campus certification from the U.S. Green Building Council. USGBC notified Post Oak Central of the honor on April 1, 2011. Crescent submitted its entire Post Oak Central campus for LEED certification at the beginning of the fourth quarter of 2010.
The Post Oak Central campus totals 1.362 million square feet of Class A office space, retail outlets and attached parking located in the Uptown Houston District near the Galleria, Memorial and Tanglewood areas of Houston. The office campus features three 24-story Phillip Johnson-designed buildings complete with environmental amenities, such as a 17-acre park-like green area with fountains, plazas and courtyards. The campus also has a complete roadway system around Post Oak Central, easy access to major freeways and mass transportation options that add another layer of environmental sensitivity and convenience to Post Oak Central. “Our campus design, along with energy efficiency improvements helped Post Oak Central qualify for all but one point for which we applied,” said Ted Freyer, vice president of property management for Crescent.
USGBC awarded points for recycling and green cleaning programs, as well as water and energy efficiency programs. Post Oak Central reduced water usage by more than 10% in spite of higher building demands and reduced energy usage 10%. Additionally, with the cooperation of its building customers such as Apache Corporation, the North American headquarters of GDF SUEZ, and Stewart Title, Post Oak Central reduced waste by recycling paper, plastic, glass and aluminum products. Post Oak Central along with its customers recycles more than 122 tons of combined products and 16 tons of electronics through e-cycling each year. “Crescent’s customers and partners want LEED certified buildings. The distinctive design of our properties combined with the outstanding environmental efforts of every customer, including our retail shops, helped us earn LEED Gold status for the entire office campus,” Freyer said.
Eric Siegrist, Crescent’s vice president of leasing at Post Oak Central, indicated that customers like Apache Corporation and GDF SUEZ expect their office buildings – especially their corporate headquarters locations as is the case with Apache Corporation and GDF SUEZ – to be operated in an environmentally sustainable manner. “Although Post Oak Central provides the ultimate location with pedestrian access to amenity-rich Uptown and close proximity to commuting thoroughfares, we provide even more services to attract and retain energy companies who understand sustainability,” said Siegrist.
“When CEOs demand office space environments with a track record of conservation, sustainability and efficiency, our LEED Gold certification validates Post Oak Central’s commitment to exceed the highest standards in the industry.” Like its customers, Crescent is committed to being a leader in environmental performance for its industry. Crescent’s portfolio of 35 buildings – 17 million square feet – is either registered or already certified for LEED EB, according to Siegrist. Apache is a global independent oil and gas exploration and development company that is actively exploring North America’s abundant supply of natural gas as an environmentally friendly and versatile fuel. Apache also is engaged in expanding the use of compressed natural gas (CNG) as a clean, domestic and abundant alternative transportation fuel. GDF SUEZ operates a range of energy businesses in the United States, Mexico and Canada, including clean natural gas and liquefied natural gas (LNG) distribution and sales, and a power generation portfolio that has renewable operations fueled by wind, hydro and biomass.
