DALLAS, TX (April 11, 2012) – Crescent Real Estate Holdings LLC announced today that 777 Main, formerly named Carter Burgess Plaza, received LEED Silver certification from the U.S. Green Building Council (USGBC) under the Existing Buildings (EB) rating system. The green-glass iconic property located in downtown Fort Worth and home to Crescent’s corporate headquarters is the tenth property to receive LEED EB certification in Crescent’s portfolio of 26 office properties it owns or manages throughout DFW, Houston, Denver and Las Vegas. 777 Main is the first office property of record in Fort Worth and the 120th in Texas to hold a LEED EB designation.

777 Main earned 47 out of 47 LEED credit points for which it applied. Several best practice measures and environmental initiatives were highlighted during the certification process. Included in these are implementation of an interior integrated pest management program to reduce toxicity of pesticides, completion of a retro-commissioning program and creation of an on-going commissioning plan and employment of green cleaning best practices for equipment, product procurement and staff training. The property also was noted for earning an ENERGY STAR score of 83 which places it in the top 20 percent of all comparable buildings nationwide.

And the economic result from our sustainability measures should not be overlooked. We expect our customers to see a significant bottom-line expense reduction in utilities from this point forward.”

Green initiatives at 777 Main have expanded and evolved over time. During the 72 days of over 100 degrees in 2011, Graham and her team launched the “We Caught You in Conservation Mode” concept where any customer acting on property management requests to close blinds, turn off unnecessary lights and be aware of floors not being used in off-business hours would receive lunch and promotional coupons. The property also has an aggressive recycling program whereby approximately 40 percent of office waste is recycled, and there are numerous drop boxes and drives to collect used batteries, toner cartridges and e-waste. Further, any and all cleaning products used to maintain the property carry the Green Seal, meaning they are eco-friendly.

In 2011, 777 Main was one of 29 properties across the nation to receive the 360 Performance Program designation from the Building Owners and Managers Association (BOMA). 777 Main was the first, and still only one of two today, in Fort Worth to carry the prestigious designation. The BOMA 360 Performance Program is a groundbreaking program designed to recognize commercial properties that demonstrate best practices in building operations and management. Properties are evaluated in six major areas of building management: building operations and management, life safety/security/risk management, training and education, tenant relations/community involvement, energy and environment/sustainability.

777 Main is a 40-story, class A office property located in the southeast quadrant of Fort Worth CBD.
