Johns Manville Plaza & 707 17th Street updates provide more open access & vibrant street views.

DENVER, November 7, 2013 – Crescent Real Estate Holdings LLC recent renovations to Johns Manville Plaza & 707 17th Street in vibrant Denver City Center provide customers better access, improved street views and more amenities for food, shopping and entertainment options. The updates add easier connection to transportation, provide convenient access to additional entertainment and shopping options, and give a fresh, clean look to an outdoor plaza that has increased customer use of the outdoor seating area.

Renovations at Johns Manville Plaza include adding a bright access lobby to Stout Street to accommodate customer traffic to Denver’s Light Rail parking lots and downtown retail, as well as providing a new modern storefront around the ground floor which provides more natural light and new retail opportunities. Renovations in 707 17th Street include converting a back lobby into a second main entry with a revolving door flanked by glass door entries. Crescent Real Estate also added a bike room which has become a popular amenity for customers who enjoy bicycling to work.

The renovated outdoor plaza recently has become a popular meeting space that customers frequent during coffee breaks and lunch. Customers sometimes convene small group meetings on the newly added plaza tables and chairs placed under a canopy of trees. Enhanced lighting provides pleasant evening seating for hotel guests during stays and events at the Marriott Denver City Center Hotel.

Denver City Center already has a distinct advantage of location in the heart of Downtown Denver, according to Steele. “California and 17th are great streets. We have the added benefit of being directly on inbound and outbound Denver Light Rail lines with access to ample parking in adjacent garages.”

Complement the great location with views of the Front Range vista and Downtown Denver skyline, add in large building floor-plates that facilitate creative office designs, and you get a recipe for success. “All of this adds up to a great experience for our customers and creates interest from prospective building customers,” Steele added.

That recipe proved successful earlier this year when Johns Manville announced it would remain an anchor company in Downtown Denver at the Johns Manville Plaza. In addition to Johns Manville renewing 118,865 square feet at the start of the year, during 2013 Crescent has secured another 73,341 square feet in new leases for Johns Manville Plaza and added 21,284 square feet in renewals and new leases in 707 17th Street.

Crescent is actively recruiting retail customers to enhance food and entertainment options at the renovated Denver City Center. Saladarity, a Green Fine Salad Company, has signed a lease to bring its causal healthy restaurant to the location. Several other retail outlets are close to signing lease deals, according to John Zogg, Managing Director of Leasing for Crescent Real Estate.
